Bridge South Investments, LLC (BSI), was formed by professional real estate investor Mark Hayes from a passion to help others buy, renovate, and sell homes in the Southeast. Mark’s success in buying, renovating, and developing over 100 homes, coupled with his experience building an impressive rental portfolio, has helped him become a seasoned real estate veteran with a nuanced understanding of real estate transactions. Mark’s established real estate track record includes direct involvement with financing, construction, development, asset management, and acquisitions, and this enables him to adeptly guide the firm as it aims to expand its rental footprint in the Southeast.
BSI’s name was derived from Mark’s background in civil engineering, the type of loans we offer, and our areas of practice. Bridge loans are short-term and are typically no longer than 6-12 months. “South” is due to three things:
1) Mark is originally from North Carolina. 2) He’s lived in Tennessee for 20+ years. 3) The firm’s preferred multifamily markets extend to several southern states.
In January 2022, BSI made its first "angel" investment outside of real estate. Providing seed funding for start-ups in industries such as AI, technology, healthcare related, and sports and recreation have been an expansive way to make an impact in the business world. "Participating in innovation that makes a difference in our lives and culture is why we began investing outside of real estate," says Mark Hayes.
BSI remains steadfast in its commitment to acquiring value-add multifamily properties in the Southeast to add to its existing rental portfolio.

Mark Hayes
Mark Hayes has been in real estate investing since 2002. Over his career, Mark has renovated or built over 100 homes and has a rental portfolio in Nashville, Chattanooga, and Clarksville in TN. Mr. Hayes has a Civil Engineering degree from Vanderbilt University. After graduation, he gained engineering experience as a project manager and was a construction consultant on many large commercial projects. Mark has been a licensed real estate agent since 2004, and is an active member of American Association of Private Lenders (AAPL) as well as Real Estate Investors of Nashville (REIN). With his background of engineering and real estate experience, Mark understands the importance of acting swiftly with flawless execution to succeed.
Mark has authored many blogs over the years and is currently writing a book about how to easily enter into real estate investing. He is also a contributing author in “Entrepreneurship of Leaders,” the first in a series of business leadership books.
Mark Hayes is an active philanthropist, both with his time and financially, and is dedicated to his community. Mark has spent much time as a volunteer with organizations such as Big Brothers, Big Sisters of Middle Tennessee, Habitat for Humanity, Charis Ministries, and Preston Taylor Ministries. He has also contributed to numerous non-profits, such as Vanderbilt Children’s Hospital, Nashville Rescue Mission, Metro Nashville Police Youth Camp, Nashville Fire Fighters, Mission to the World, and Samaritan’s Purse to name a few.
When Mark is not working, he can be found shuttling one of his 4 children to hockey practice, spending quality time with his wife, on the golf course, or playing pickleball.

Deanna Riley
Deanna Riley is the Office Manager for Bridge South Investments. She brings over 20 years of hospitality and account management experience into the field of real estate and investment finance. During her time in hospitality, Deanna traveled to multiple restaurant locations and specialized in training management teams and staff for better performance and functionality. Deanna was also instrumental as an account manager for a diagnostic laboratory that specializes in genetic testing before and through the height of the Covid Pandemic.
For Bridge South Investments, Deanna assists in each step of the loan request and approval process. She also implements office procedures and maintains all accounts. Deanna believes that effective communication and a friendly attitude are fundamental parts of a smooth loan process.
Growing up in Middle Tennessee, Deanna is dedicated to seeing her hometown grow and thrive. When she is not at the office, she enjoys going on adventures with her rescue dog Montgomery as well as exploring new eateries in the area.
